There were 9 homes sold in Old Greenwich in August 2018.  That’s down 35.7% from the 14 home sales in August 2017.  However, year-to-date sales were 14.3% higher than the same period last year.

Of the 9 sales, 8 were single family homes and 1 was a condominium.  Four homes were in the under $1 million price range.  Two homes sold for over the asking price and one sold at 100% of the list price.

After 1,115 days on the market, 1 Minerva Place sold for $2,400,000 which is only 55.87% of the original listing price of $4,295,000.  That buyer got a great deal!

The median sale price in August fell 35.27% from $1,881,563 in August 2017 to $1,218,000.  Looking at the first eight months of this year, the median sale price is about 8% lower than the same period last year. 

Homes sold at a quicker pace in August with the median days on market at 59 compared to 91 in August 2017.
